HOOKSETT, N.H. — PROCON has been recognized with the 2026 “Best in Building” Award from the Associated General Contractors of New Hampshire (AGC of NH) for its work on the new Lighthouse Credit Union Headquarters in Dover, New Hampshire. The annual award honors outstanding achievement in construction, recognizing projects that demonstrate exceptional craftsmanship, innovation, and project execution.
The award-winning project involved the transformation of a vacant, four-story, 100,000-square-foot office building into a vibrant and contemporary headquarters for Lighthouse Credit Union. Originally constructed in 2006, the building had become outdated and highly compartmentalized. Through an integrated design-build approach, PROCON reimagined the structure as a modern workplace centered on collaboration, natural light, and long-term sustainability.
The project was co-developed by Tidemark and The Kane Company and delivered through PROCON’s fully integrated design-build model, which combined architectural design, engineering, and construction services under a single team.
A key component of the renovation involved the use of advanced technology to streamline the design and construction process. At the outset of the project, PROCON deployed in-house LiDAR scanning technology to create a detailed three-dimensional digital model of the existing building. The resulting point cloud enabled project teams to accurately map complex mechanical systems, including sprinkler, heating, and condensate piping networks, allowing for strategic infrastructure modifications that increased ceiling heights throughout the facility.
One of the project’s most significant engineering challenges was the creation of a dramatic multi-story atrium at the building’s center. To achieve the design vision, engineers developed a new load-bearing structural system featuring a concealed floor-to-ceiling truss above the fourth floor. This allowed existing concrete floor slabs and structural steel to be safely removed while maintaining the building’s structural integrity. The renovation also required sophisticated smoke control and life-safety systems to meet stringent atrium code requirements.
Sustainability played a central role throughout the project. Rather than demolishing and rebuilding, the team chose an adaptive reuse strategy that preserved the existing structure, reducing construction waste and retaining significant embodied carbon. The approach minimized environmental impact while extending the useful life of the building.
Architecturally, the renovation introduced a warm, modern aesthetic inspired by the natural landscape of New Hampshire. The redesigned exterior incorporates vertical GeoLam wood elements reminiscent of surrounding forests, along with CeraClad siding, new entrance canopies, and integrated lighting systems that modernize the original split-faced concrete block façade.
“PROCON’s ability to bring together complex project elements while serving as a trusted partner throughout the process reflects the very best of a collaborative design-build approach,” said Chris Parker, CEO of Lighthouse Credit Union. “From navigating technical challenges to aligning vision with practical execution, their team consistently demonstrated clear communication, proactive leadership, and a strong commitment to delivering solutions that supported our goals. Their partnership and ability to keep all stakeholders aligned were instrumental to the success of this project.”
Despite the project’s complexity, the headquarters was delivered on time and within budget, underscoring the effectiveness of the integrated design-build process. The completed facility now serves as a modern workplace designed to support employee collaboration, organizational growth, and operational efficiency.
The AGC of NH recognition highlights the growing role of adaptive reuse and sustainable construction practices in shaping the future of commercial development. For PROCON, the Lighthouse Credit Union Headquarters stands as a showcase of how innovative engineering, thoughtful design, and collaborative project delivery can transform underutilized properties into high-performing assets.
PROCON credited the success of the project to its partnership with Lighthouse Credit Union, Tidemark, The Kane Company, and Maugel DeStefano Interior Design Architects, as well as the contributions of the broader project team.
The project joins a growing portfolio of award-winning developments across New England that demonstrate the potential of sustainable redevelopment and integrated project delivery to revitalize existing buildings for future generations.
