Three-building Mattapan property offers transit access and value-add investment opportunity.
BOSTON — Marcus & Millichap has completed the $4.875 million sale of the Delhi Street Portfolio, an 18-unit multifamily property comprising three buildings in Boston’s Mattapan neighborhood.
The portfolio, located at 157-159, 161-163, and 165-167 Delhi St., consists of 18 apartments totaling 15,744 square feet. The buildings include three one-bedroom units and 15 two-bedroom units, along with off-street parking.
Marcus & Millichap’s Evan Griffith and Tony Pepdjonovic represented the seller, a local partnership, in the transaction.
“This unique three-building, 18-unit property with parking combines immediate scale with meaningful value-add potential in a submarket where it is tough to find larger properties that house most of the local workforce,” said Evan Griffith, senior managing director. “Located just 0.7 miles from both a commuter rail and Red Line station, the property offers investors an entry point into a growing transit-oriented submarket where ongoing infrastructure improvements and economic development initiatives continue to support both stable cash flow and long-term appreciation,” added Tony Pepdjonovic, senior managing director.
Built in 1930, the three properties have undergone partial renovations while retaining opportunities for future improvements. The portfolio is within walking distance of both Mattapan Station and Blue Hill Avenue Station, providing access to commuter rail and MBTA Red Line service. The location also offers convenient access to neighborhood retail, restaurants, and other amenities.
According to Marcus & Millichap, the property’s combination of unit scale, transit accessibility, and redevelopment potential made it an attractive investment opportunity in one of Boston’s evolving multifamily markets.
