Company transforms historic Hudson Building into move-in-ready workspace for small businesses as it expands its Massachusetts footprint with a second location in Medford.
BOSTON — Portal Warehousing has expanded into the Boston market with the opening of a flexible workspace inside the Hudson Building at 75 Kneeland St., converting space in the downtown office tower into move-in-ready units designed for entrepreneurs, small businesses, and growing companies.
The new location marks the company’s first vertical office conversion and introduces its flexible workspace model to a non-industrial building. The opening is part of Portal’s continued national expansion, with locations in New York, Raleigh, Phoenix, Minneapolis, Orlando, and Salt Lake City, serving tenants ranging from e-commerce businesses and technology companies to creative firms and trades.

Portal Boston offers private units ranging from 250 to 2,000 rentable square feet under flexible lease agreements of six to 18 months. The space includes shared amenities such as high-speed internet, utilities, security, reception services, coworking space, shipping and receiving services, and an on-site manager. Tenants also have access to a central loading area, freight elevator, daily carrier pickups, and dedicated business addresses.
The downtown location is within walking distance of Tufts Medical Center Station on the MBTA Orange Line and South Station, providing access to commuter rail, Amtrak, and the Red Line, while also offering convenient access to Interstates 90 and 93.
The Boston opening coincides with Portal’s continued expansion in Massachusetts. The company is scheduled to open a second location in Medford in September, offering its signature micro-bay industrial workspace for businesses seeking flexible warehouse and light industrial space. Pre-leasing for the Medford facility is now underway.
Unlike many commercial real estate operators, Portal is growing through management agreements with property owners rather than acquiring buildings outright. Under the arrangement, the company operates the facilities and provides its suite of tenant services while allowing building owners to reposition underutilized properties for modern workspace demand.
Portal’s portfolio now spans more than 450,000 square feet across 10 locations nationwide. The company recently signed another management partnership in Philadelphia, where a new location is expected to open in September.
