Rhode Island-based provider opens second location with Cummings Properties as Massachusetts growth continues

WOBURN, Mass.— Highbar Physical Therapy has expanded its presence in Massachusetts with the opening of a new clinic in Woburn, marking the latest step in the Rhode Island-based provider’s continued growth across New England.

The company recently signed a 3,065-square-foot lease at 18 Commerce Way, a commercial property owned by Cummings Properties. The new location increases Highbar’s network to 56 clinics throughout Rhode Island and Massachusetts and represents its second facility within the Cummings Properties portfolio, joining an existing location in Sudbury.

Founded more than two decades ago, Highbar Physical Therapy has built its reputation on delivering personalized, patient-centered care focused on movement, recovery, and long-term performance. The new Woburn clinic will offer specialized treatment for a range of conditions, including spine and neck pain, post-surgical rehabilitation, neurological disorders, and orthopedic and sports-related injuries.

The Woburn practice is led by Akshay Murlidharan, PT, MS, who brings expertise in treating complex musculoskeletal and neurological conditions while helping patients return to everyday activities and athletic performance.

The lease transaction was completed through a collaboration between Cummings Properties Leasing Director Steve Cusano and Petra Flynn of Cushman & Wakefield. To accommodate Highbar’s operational needs and treatment philosophy, Cummings’ in-house design and construction teams customized the space with an open-concept layout, exposed ceiling elements, and a dedicated turf training area designed to support functional rehabilitation and movement-based therapy.

“18 Commerce Way offers excellent visibility and accessibility in one of greater Boston’s most active commercial corridors,” said Cusano. “Its immediate proximity to major highways, restaurants, and retailers made it a natural fit for Highbar as the company continues its strategic expansion across Massachusetts.”

The property’s location at the intersection of Interstate 93 and Interstate 95 provides convenient access for patients throughout the region. The site is also within walking distance of numerous dining options and the Woburn Village retail destination, making it a highly accessible location for both patients and employees.

The opening reflects continued demand for outpatient rehabilitation services across Massachusetts as healthcare providers seek to expand access to specialized care in growing suburban markets. For Highbar, the Woburn clinic strengthens its presence in the Greater Boston region while supporting its broader mission of helping patients move better, recover faster, and improve overall quality of life.
