Beacon Fairbanks Manor, a 1910 property owned by Chestnut Hill Realty, offers investors a transit-oriented location between Washington Square and Coolidge Corner.
BROOKLINE, Mass. — Boston Realty Advisors has been retained as the exclusive advisor to Chestnut Hill Realty for the sale of Beacon Fairbanks Manor, a 56-unit multifamily property located at the corner of Beacon and Fairbanks streets in Brookline, MA.
Built in 1910, the apartment building occupies a prominent corner directly across from the MBTA Green Line’s Fairbanks Street station. Situated between Washington Square and Coolidge Corner, the property offers residents convenient access to shopping, restaurants and other neighborhood amenities, as well as connections to downtown Boston and the Longwood Medical Area.
The property is fully market-rate, with all 56 apartments rented at market rates, according to the marketing announcement. Its location in one of Greater Boston’s established residential communities is expected to appeal to investors seeking multifamily assets with transit access and proximity to major employment centers.
“Beacon Fairbanks Manor offers rare scale in one of Boston’s most supply-constrained markets,” said Jason S. Weissman, founder and senior partner of Boston Realty Advisors.
The building’s location is a central part of its investment profile. Its proximity to the Longwood Medical Area, a major center for healthcare, education and research employment, provides access to a significant source of housing demand. At the same time, its position along the Green Line offers residents a public transit connection to Boston and surrounding communities.
“There are very few opportunities to acquire a multifamily asset of this size in Brookline, particularly one that is located directly on the Green Line,” said Kevin Benzinger, managing director at Boston Realty Advisors. “The combination of the building, the transit and the surrounding demand drivers will create interest from a broad range of long-term multifamily investors.”
Beacon Fairbanks Manor contains 56 apartments, including 41 studio and one-bedroom units. Its architectural features include high ceilings, traditional design elements and a prominent corner presence. The property’s established market-rate tenancy provides an existing income base, while selective upgrades could offer opportunities for future investors to enhance the asset over time.
Boston Realty Advisors’ Capital Markets team handling the marketing includes Weissman, Benzinger, Senior Associate Daniel Alper and Associate Dylan Steinberg. The firm specializes in middle-market real estate, with services spanning investment sales, corporate real estate and retail.
Chestnut Hill Realty, the property’s owner, was founded in 1969 and is headquartered in Chestnut Hill, Massachusetts. The company owns and manages 32 apartment properties comprising approximately 5,000 units across Greater Boston and Providence, RI.
