Hartford— CBRE announced that it has been selected by SL Industrial Partners as the exclusive leasing agent for 1 Hamilton Road, commonly referred to as Building “B3” in Windsor Locks, CT.

The 199,000 sq. ft., two-story building has long served as part of Raytheon Technologies’ aerospace division campus located directly adjacent to Bradley International Airport on Route 20. SL Industrial Partners acquired the building from Raytheon Technologies along with approximately 26-acres on the east side of Hamilton Road in December 2021.

The building is now vacant, and this will be the first time it is available for lease. Together, the existing building and the adjacent land parcel, which will be developed as “spec” industrial product, have been dubbed the Bradley Airport Logistics Center East. The CBRE Hartford team comprised of John McCormick, Chris Metcalfe, Kyle Roberts, Anna Kocsondy and Tina Briggs will be handling the leasing campaign on behalf of SL Industrial Partners. Situated on approximately 14-acres, 1 Hamilton Road is a flex office/industrial building featuring 20’x 25’ column spacing, 13’-16’ ceiling heights, five loading docks, and parking for 69 vehicles. The property is zoned Industrial-1, allowing the flexibility for a variety of permitted uses including office, flex office, R&D, light industrial and manufacturing, back-office operations, and self-storage. The building’s location directly off Route 20 provides for excellent access and visibility, as well as superior branding opportunities. 1 Hamilton Road also benefits from immediate proximity to Bradley International Airport, making it ideal for light manufacturing and industrial building uses. SL Industrial Partners, a division of the Silverman Group based in Basking Ridge, New Jersey, is an active and successful private equity real estate manager and developer with long-term commercial holdings and projects under construction in New Jersey, Pennsylvania, the Carolinas, Georgia, Florida, and Connecticut. This is not the company’s first foray into the Greater Hartford market. The firm was the previous owner of downtown Hartford’s 100 Pearl Street and purchased the Hartford Insurance Company’s former Simsbury Campus in 2015, which it redeveloped into new senior housing, multifamily and mixed-use office and retail. Bradley Airport Logistics Center East are the company’s newest Connecticut-based development projects.  “The appetite for industrial space in Connecticut is very high,” said CBRE’s Kyle Roberts. “Demand continues to surge in Central Connecticut as tenants in the market expand their searches due to limited availability and cost in adjacent markets. The Greater Hartford market, in particular, has experienced tremendous growth and Bradley Airport Logistics Center East in Windsor Locks is well-positioned to benefit from this growth.”John McCormick added, “We are very excited to work with SL Industrial Partners to bring this new leasing opportunity to the market and believe it is an excellent opportunity for users looking to be close to the airport.” “Our leasing and development team are looking forward to working with the Town of Windsor Locks on this most recent acquisition to our growing Connecticut industrial portfolio. We feel Bradley Airport Logistics Center East will provide companies an excellent opportunity,” said Blake Silverman, president of the Silverman Group.
