TAUNTON, Mass. — Greystar has begun construction on a 390-unit apartment community at the long-vacant Whittenton Mills site in Taunton, marking what the company says will become the largest modular residential development in Massachusetts.
The project, located at 437 Whittenton Street, represents a major redevelopment effort for a former industrial property that had remained abandoned for decades. The 42-acre site, once home to more than a dozen 19th-century mill buildings, is being transformed into a large-scale multifamily community using modular construction technology that Greystar says will significantly accelerate the building process.
The global real estate developer and investment manager officially closed on the property in December, with environmental remediation, abatement, and demolition work beginning earlier this year. Demolition is expected to conclude in July, while installation of the modular units is scheduled to begin in late August.
“This project represents a major investment in the future of Taunton and the continued revitalization of the Whittenton neighborhood,” Taunton Mayor Shaunna O’Connell said in a statement. “For decades, the Whittenton Mills site has sat vacant and underutilized. Through this redevelopment, we are transforming a blighted property into new housing opportunities, public green space, and economic activity that will benefit our community for years to come.”
The development comes as Massachusetts continues to grapple with a persistent housing shortage, prompting developers and municipalities to increasingly explore alternative construction methods aimed at reducing costs and accelerating delivery timelines.
Greystar is using its proprietary Modern Living Solutions platform, a vertically integrated modular manufacturing operation, to construct the project. The apartment units will be built off-site at the company’s factory in Knox, Pennsylvania, before being transported to Taunton for final assembly.
The company says modular construction can reduce waste by approximately 40% and shorten development timelines by as much as 50% compared with traditional building methods.
“Greystar is thrilled to begin our efforts to redevelop an underused site and leverage our modular construction capabilities to bring much-needed housing to the Taunton community and enhance the Whittenton Mills site’s connection to the surrounding area,” said Ryan Souls, managing director of development at Greystar.
Souls said the project reflects the company’s broader effort to help expand housing supply across Massachusetts while introducing modular construction at scale to the state for the first time.
Although modular multifamily construction remains relatively uncommon in Massachusetts, Greystar has been expanding the approach throughout the Northeast. The company delivered its first modular housing community in Pennsylvania in late 2024 and says it has developed more than 1,700 modular units regionally to date.
The Taunton development will include 10 residential buildings offering a mix of one-, two-, and three-bedroom apartments. Plans also call for a range of amenities, including a clubhouse, swimming pool, dog park, bocce courts, putting green, playground, and approximately 1.5 acres of public green space featuring a community garden.
In addition to housing, the project is expected to introduce new retail opportunities to the neighborhood, further advancing the city’s long-term redevelopment goals for the former industrial corridor.
The Whittenton Mills redevelopment is one of several large-scale housing projects Greystar is currently pursuing in Massachusetts. The company has developed more than 2,000 housing units statewide, including nearly 1,900 apartments across five buildings in Everett’s Commercial Triangle district. Earlier this year, Greystar also broke ground on a 189-unit multifamily project in Needham that advanced under the state’s MBTA Communities Act.
The first residents at Whittenton Mills are expected to move in during spring 2027, with full project completion anticipated by fall 2027.
