The project involved a 12-foot roof lift over a 44,100-square-foot section of the nearly 300,000-square-foot industrial complex, a strategic upgrade that elevates the site’s functionality for today’s high-bay warehouse and logistics operations.

The roof-raising initiative addresses a growing challenge in the commercial real estate sector: how to increase operational capacity without building outward. Originally constructed for manufacturing use, the facility’s 16-foot clear height had become a limiting factor for modern warehouse tenants who now require greater vertical clearance to accommodate racking, robotics, and more efficient storage systems.
By increasing the clear height to 28 feet, EIP has significantly improved the building’s utility and marketability. “This project was essential to optimizing the property for today’s industrial market,” said Jim Knight, Director of Facilities at EIP. “By adapting existing structures to meet modern needs, we are improving operational efficiency while contributing to the economic growth of East Bridgewater.”

The upgrade was carried out in collaboration with LIFTEX, a specialized engineering firm known for its commercial roof-raising solutions. The construction scope included:

A 12’3” roof lift, completed in just two site days during the 2.5-month mark of the four-month project:
- Sprinkler system modifications
- Installation of insulated metal panel enclosures
- New loading dock doors and modern racking systems.
