BOSTON— Synergy has announced its latest acquisition: 99 High Street, a 32-story, 730,208-square-foot Class A office tower in Boston’s Financial District. The move further cements Synergy’s commitment to the Downtown Boston office market, following a string of strategic investments in the area.
Prominently situated at the intersection of High, Congress, and Purchase Streets, 99 High Street offers convenient access to South Station, the Boston Harbor Ferry terminal, The Rose Kennedy Greenway, and Interstates 90 and 93. The tower features expansive ~25,000-square-foot floor plates, outdoor seating, below-grade parking, and a suite of onsite amenities, including the Society on High restaurant. Within a five-block radius, tenants and visitors have access to more than thirty dining and retail options.
Constructed in 1971, the building underwent a significant modernization in 2019, led by architecture firm SGA. The renovation included a redesigned lobby with a striking double-height glass façade and a more visible corner entry. Over the past decade, the property has seen over $24 million in capital improvements, including window replacements, elevator upgrades, and façade repairs, reinforcing its status as a top-tier asset.
Currently 78% leased, the building is home to a robust roster of 32 tenants including industry leaders such as Mercer, Marsh McLennan, AIG, and Karuna Therapeutics. Leasing activity has remained strong through 2025, underscoring the building’s enduring appeal.
“The addition of 99 High Street to our portfolio solidifies Synergy’s prominence as one of Downtown Boston’s premier owners and operators,” said David Greaney, Founder and CEO of Synergy. “We will continue to invest in high-quality assets in prime locations across the city.”
99 High Street boasts multiple industry certifications that reflect its commitment to sustainability, health, and connectivity, including LEED Gold, Fitwel Certification, and WiredScore Platinum—an elite designation shared by only 26 buildings in Boston.
With this acquisition, Synergy’s portfolio surpasses 7 million square feet. Recent notable purchases include 101 Arch Street, 1 India Street (home to the Bostonia Public House), 179 Lincoln Street, and One Liberty Square, where Synergy recently added new hospitality and fitness amenities. The company is also known for its transformative work at Center Plaza and the historic restoration of Old City Hall.
As Synergy continues to double down on its investments in Downtown Boston, 99 High Street stands as a symbol of its forward-thinking approach to urban office environments—blending historic character with modern convenience.
