Oxford, MA – Newmark has announced its appointment as the exclusive leasing agent for 75 Depot Road, a new 450,000-square-foot Class A industrial development located in Oxford, Massachusetts.
The leasing effort will be led by Executive Managing Directors Tyler McGrail, Ed Jarosz, and Rick Schuhwerk, along with Associate Director Michael Malinconico.
Strategically positioned on a 130-acre parcel with direct access to Interstate 395, the site offers prime connectivity to Greater Boston’s key logistics corridors. Designed for flexibility, the facility can serve a single tenant or be subdivided, with floorplates starting at 150,000 square feet. Notable features include 32-foot clear heights, 114 loading docks, two drive-in doors, and ample trailer and car parking. The development is fully entitled and expected to be completed within 12 months.
“This is one of the most compelling development opportunities in the region—pairing world-class infrastructure with a location that’s already proven for large-format logistics,” said McGrail. “Proximity to Amazon and McKesson’s recently secured facilities in Uxbridge underscores the draw of this area, and we’re honored to work alongside Oxford Land Ventures and Charles River Realty to identify users who match the quality and scale of the offering.”
Newmark Research notes that tenant demand for efficient, well-located industrial space remains strong, even amid broader market adjustments. The Greater Boston industrial market continues to show resilience, with vacancy rates at 8.8%, a slowdown in new construction, and asking rents reaching a record-high of $16.64 per square foot triple-net.
The project adds a significant option for users seeking high-performance logistics space in a tight market, reinforcing the area’s status as a key hub for regional distribution and industrial activity.
