NASHUA, N.H.— Atlantic Capital Partners has announced the sale of a single-tenant retail property occupied by Whole Foods Market in Nashua, New Hampshire, for $22.5 million.
The property, located at 272 Daniel Webster Highway, encompasses 44,538 square feet on a 3.08-acre parcel within Webster Square, a prominent shopping center positioned along one of New England’s most established and heavily trafficked retail corridors.
Atlantic Capital Partners exclusively represented the seller in the transaction. The deal was led by Justin Smith, Head of Capital Markets; Chris Peterson, Executive Vice President; Danielle Turpin, Senior Associate; and Matt Ericson, Associate.
Fully leased to Whole Foods Market, the asset attracted significant investor interest due to its long-term lease structure, investment-grade tenancy, and stable cash flow profile. The property benefits from an extended lease term, scheduled rental increases, and the backing of Amazon, providing a highly secure income stream for future ownership.
“Investors continue to gravitate toward assets that provide certainty of cash flow, and this property offered exactly that,” said Danielle Turpin, Senior Associate at Atlantic Capital Partners. “The combination of a long-term Whole Foods lease, Amazon guaranty, and scheduled rental growth created a rare opportunity to acquire a truly institutional-quality asset with durable income for years to come.”
Situated along Daniel Webster Highway with immediate access to Route 3, the property offers exceptional visibility and connectivity throughout greater Nashua, Southern New Hampshire, and the broader Merrimack Valley. The location continues to benefit from strong consumer traffic generated by local residents and regional cross-border shoppers.
Justin Smith, Head of Capital Markets at Atlantic Capital Partners, noted the enduring appeal of the corridor among both retailers and investors.
“Daniel Webster Highway is widely regarded as one of the most sought-after retail corridors in New England,” Smith said. “Its regional draw, exceptional demographics, and concentration of top-performing national retailers have established the corridor as a destination for both consumers and institutional capital alike.”
