New waterfront apartment community in the West End will offer 151 luxury residences, with additional phases opening through early 2027.
PORTSMOUTH, N.H. — The first phase of Marlo on Mill Pond, a new luxury waterfront apartment community in Portsmouth’s West End, is scheduled to open this fall, with pre-leasing now underway.
Developed by Cathartes and Tidemark, the project at 75, 85 and 95 Addorio Way will include 151 studio, one-, two- and three-bedroom apartments ranging in size from approximately 600 to 1,270 square feet.
“Marlo on Mill Pond was envisioned to be more than just a place to live,” said Jeff Johnston, principal at Cathartes. “It’s a place where people can put down roots and enjoy a lifestyle that blends the coastal charm of Portsmouth with contemporary comforts and the energy of Portsmouth.”
Located along North Mill Pond, the development offers waterfront views while remaining within walking distance of downtown Portsmouth. Apartments will feature open-concept floor plans, quartz countertops, stainless steel appliances, kitchen islands with wraparound seating, hardwood-style flooring, walk-in closets, in-unit washers and dryers, and private patios.
The community will also include a fitness center with on-demand classes, a yoga studio, a resident clubroom with a fireplace and game lounge, work-from-home offices and conference rooms, a community café, outdoor gathering areas with fire pits and grills, garage parking, electric vehicle charging stations, bike storage, building-wide Wi-Fi, and a pet spa.
“Portsmouth residents will be able to see North Mill Pond’s coastline change with the seasons,” said Eben Tormey, partner at Tidemark. “We are excited to see our first residents move in this fall and more in the months to follow, as we finish building Marlo on Mill Pond by early 2027.”
The first phase, located at 75 Addorio Way, will include 45 apartments along with the community’s shared amenities. The second and third phases, at 85 and 95 Addorio Way, are expected to open this winter and early spring, respectively.
Construction of the project also includes the North Mill Pond Greenway Trail, a public waterfront park and walking path that will provide additional public access along the shoreline.
