BOSTON — National law firm McCarter & English has signed an 11-year lease for 47,466 square feet at One International Place, with plans to relocate its Boston office from 265 Franklin Street in May 2027, according to an announcement Thursday.
The lease was announced by The Chiofaro Company and PGIM Real Estate, which co-own the downtown property. The move comes as a $100 million repositioning of International Place approaches completion, part of a broader effort to modernize the office complex and attract new tenants.
Company officials said the agreement represents continued leasing activity at the property as renovations near their final stages. The upgrades are aimed at enhancing workplace amenities and adapting office space to evolving tenant needs.
Donald Chiofaro Jr., vice president of The Chiofaro Company, said the lease reflects growing interest in the building as improvements are finalized. He noted that tenants are increasingly seeking updated environments with expanded amenities.
McCarter & English said the relocation aligns with its growth in Boston and across New England, particularly in life sciences and technology sectors. The firm’s new office will include updated design features intended to support collaboration and client engagement.
Maria Laccotripe Zacharakis, managing partner of the firm’s Boston office, said the move is intended to reflect changing client expectations and workplace needs.
Renovations at International Place include the addition of the Aries Club, a tenant amenity space designed for meetings and events, as well as upgrades to shared areas such as IP Commons and Fort Hill Plaza. Improvements include new landscaping and redesigned public spaces at the entrance to Boston’s Financial District.
The lease transaction was brokered by Newmark, with Debra Gould and Alison Cavanaugh representing the deal. Lease negotiations were handled by McCarter & English partner Cynthia Keliher and DLA Piper attorney Geoffrey Howell on behalf of the property ownership.
