36,800-square-foot warehouse at 32 Executive Drive sells to V12 Investments

HUDSON, N.H.— Marcus & Millichap has brokered the $3.9 million sale of an industrial property in Hudson, New Hampshire, as demand for industrial space continues to support investment activity in Southern New Hampshire.

The 36,800-square-foot property at 32 Executive Drive was sold by Dan Lang to V12 Investments, according to Marcus & Millichap.

The transaction was handled exclusively by the Lessa Edenkrans Group of Marcus & Millichap, in association with Thomas Shihadeh, the firm’s broker of record in New Hampshire. The team marketed the property for the seller and secured the buyer.

“We ran a targeted process to a short list of buyers who could actually perform, and that’s what got this to the finish line,” said Luigi Lessa, director of investments in Marcus & Millichap’s Boston office.

Lessa said continued demand and limited supply are supporting industrial investment activity in Southern New Hampshire.

“Southern New Hampshire industrial is still trading because the demand is real and the supply isn’t,” he said. “The buyer moved quickly, stayed at the table through a complicated closing, and we kept both sides focused on getting it done.”

Industrial property offers flexibility

Built in 1973, the single-story warehouse sits on approximately 4.58 acres in Sagamore Industrial Park.

The high-bay industrial facility can be divided into two units, providing potential for future multi-tenant use.

The property includes:

  • Two loading docks
  • Three drive-in doors
  • On-site parking
  • Sprinkler systems
  • Approximately 4,000 square feet of air-conditioned office space
  • Private offices and conference rooms
  • An open workspace for workstations

The building is currently occupied by Granite Forge, a manufacturer serving the medical implant and aerospace component industries.

The property’s location places it just across the Massachusetts border and near the Merrimack River and State Route 3, providing access to the Southern New Hampshire and Greater Boston markets.

The sale reflects continued investor interest in industrial properties in Southern New Hampshire, where proximity to Massachusetts, transportation infrastructure and a limited supply of industrial facilities have helped support demand.

The property’s combination of warehouse space, existing occupancy and potential for future multi-tenant use provided several characteristics attractive to industrial investors.

For Marcus & Millichap, the Hudson transaction adds to its investment-sales activity in the region as buyers continue to seek industrial assets with access to major employment centers and transportation corridors.
