The project, led by Boston Global Investors (BGI), is designed to cater to the life sciences and office sectors, featuring over 200,000 square feet of lab space and approximately 255,000 square feet of office space. The building also includes 8,000 square feet dedicated to cultural uses and 6,500 square feet for retail. The building’s smart design includes touchless systems, enhanced air flow, and energy-saving measures to promote tenant wellness and sustainability.
Diversity, Equity, and Inclusion
BGI’s development team includes minority- and women-owned firms such as Bastion Companies and Cogsville Capital Group. The project is one of the first to be built using the “Massport Model” for Diversity, Equity, and Inclusion, ensuring inclusive participation throughout design, construction, and operations.

Situated adjacent to the MBTA World Trade Center Silver Line station, 10 World Trade offers direct access to public transportation, including the Silver Line, water taxis, and key bus routes.
