Washington Trust Leads $75.6 Million Financing for New Orthopedic Surgery Center in Waltham

WALTHAM, Mass. — The Washington Trust Company has provided $75.6 million in construction-to-permanent financing for a newly completed orthopedic ambulatory surgery center and medical office building in Waltham, marking a significant investment in expanding outpatient orthopedic care across Greater Boston.

The 79,500-square-foot facility, located at 71 Border Road, opened in June 2026 following a total project investment of approximately $105 million. Developed as a collaboration among Boston Bone & Joint Institute (formerly Boston Sports and Shoulder Center), Boston Out-Patient Surgical Suites, Boston Orthopaedic & Spine, and Pro-Sports Physical Therapy, the center brings together orthopedic surgery, rehabilitation, and specialty medical services under one roof.

The new building replaces the organizations’ previous outpatient surgery operations at 840 Winter Street, where physicians practiced in a leased 10,000-square-foot facility with three operating rooms. The expanded campus significantly increases capacity with eight operating rooms, 28 recovery bays, two floors of physician offices, a dedicated physical therapy center, an on-site laboratory, sterile processing facilities, and a three-level parking garage with 331 spaces.

More than 30 providers affiliated with Beth Israel Lahey Health are expected to deliver specialized outpatient services, including orthopedic surgery, joint replacement, spine procedures, and sports medicine.

The 33,480-square-foot ambulatory surgery center is designed to increase surgical volume and improve efficiency, enabling physicians to treat more patients while reducing wait times for high-demand procedures such as joint replacement and sports medicine. By shifting appropriate surgeries from hospitals to outpatient settings, the facility also aims to improve patient convenience while helping alleviate pressure on regional hospital systems.

“This new facility represents a major step forward in how we deliver orthopedic care in Greater Boston,” said Dr. Jacob Kirsch, an orthopedic shoulder specialist at Boston Bone & Joint Institute. “By bringing together advanced surgical capabilities, physician expertise, and integrated rehabilitation services under one roof, we’re able to provide a more seamless and efficient experience for patients.”

Kirsch said the new surgery center will allow physicians to perform procedures more efficiently while supporting faster patient recovery. He added that the facility reflects the practice’s commitment to remaining an independent, physician-led organization focused on personalized patient care.

Washington Trust officials said the financing aligns with the bank’s continued investment in healthcare infrastructure throughout the Northeast.

“This project reflects Washington Trust’s commitment to financing high-quality health care and ambulatory surgery infrastructure that supports both patient outcomes and the long-term success of regional medical providers,” said Joseph Confessore, senior vice president and managing director of commercial and private banking at Washington Trust.

The project represents one of the largest orthopedic outpatient developments in Greater Boston and underscores the continued growth of Waltham’s healthcare and life sciences corridor.
