Collegium Pharmaceutical Headquarters Lease Adds to One Lincoln’s Leasing Momentum in Downtown Boston

BOSTON — DivcoWest has secured another significant office lease at One Lincoln, with Collegium Pharmaceutical signing a 40,288-square-foot lease to relocate its corporate headquarters to the recently repositioned office tower in Boston’s Financial District.

The biopharmaceutical company will occupy the 11th and 12th floors of the 36-story, 1.1 million-square-foot building, marking another notable lease at One Lincoln following the completion of an extensive property-wide renovation in 2025.

The transaction underscores continued demand for premium, amenity-rich office space in downtown Boston, particularly among companies seeking to upgrade their workplace environments as market conditions continue to favor tenants.

Collegium develops medicines using advanced formulation and delivery technologies to treat patients with complex central nervous system and pain conditions. Company officials cited One Lincoln’s central location, proximity to South Station, and extensive tenant amenities as key factors in its relocation decision.

The lease further strengthens One Lincoln’s diverse tenant roster, which includes private markets investment firm HarbourVest, artificial intelligence company Lovable, law firm Sherin and Lodgen, advisory firm CFGI, and flexible workspace provider WeWork.

According to the brokerage team representing Collegium, the relocation reflects a broader trend emerging across the Greater Boston office market, where occupiers are capitalizing on favorable leasing conditions to secure higher-quality office space in prime urban locations.
