Greystar and Haseko to Break Ground on 189-Unit Multifamily Development in Needham

Needham, Mass. — A major new housing development is set to begin construction this week as Greystar and Haseko North America prepare to break ground on a 189-unit multifamily community at 100 West Street in Needham Heights.

The groundbreaking ceremony, scheduled for Thursday, May 7, marks the start of vertical construction on what will be one of the largest developments to move forward under zoning created through the MBTA Communities Act. The transit-oriented project reflects broader regional efforts to expand housing supply, particularly in communities with access to public transportation.

Planned as a four-story residential building, the development will include a mix of studio, one-, two-, and three-bedroom apartments. The project is also being designed to meet Passive House standards, emphasizing high energy efficiency, reduced environmental impact, and improved indoor comfort for residents.

Located in Needham Heights, the site is positioned to offer convenient access to transit and local amenities, aligning with state and municipal goals to encourage sustainable, transit-oriented growth.

The development represents the second collaboration between Greystar and Haseko North America, and their first joint project on the East Coast. Greystar, a global real estate firm headquartered in Charleston, South Carolina, manages and operates more than $300 billion in real estate across 265 markets worldwide and is the largest operator of apartments in the United States, with over one million units and beds globally.

Haseko North America is the U.S. subsidiary of Haseko Corporation, Japan’s largest condominium construction firm. Founded in 1937, the parent company has built more than 700,000 condominium units and has maintained a leading position in Japan’s residential construction market for decades.

In Massachusetts, Greystar has developed more than 2,000 housing units to date, including nearly 1,905 units across five buildings in Everett’s Commercial Triangle, underscoring its growing footprint in the region.

Local and state officials are expected to attend the ceremony and speak about the project’s potential impact on addressing the ongoing housing shortage. Scheduled speakers include Chris Kluchman of the Executive Office of Housing and Livable Communities, State Representative Joshua Tarsky, Needham Selectboard member Cathy Dowd, and representatives from the offices of Congressman Jake Auchincloss and State Senator Rebecca Rausch, along with project leaders from both development firms.

The event will take place from 11:30 a.m. to 1:30 p.m. at the project site, with complimentary parking available. Members of the media are invited to attend.

Construction is expected to continue over the next two years, with the development anticipated to be completed and ready for occupancy in fall 2027. Once finished, the project is expected to contribute significantly to Needham’s housing inventory while serving as a model for future developments under MBTA Communities Act zoning.
