BOSTON — Matthews has listed the Kingsley Orchard Realty Portfolio, a 120-unit multifamily apartment portfolio in Somerville, marking the first time the family-owned assets have been offered for sale.
The portfolio includes three residential properties located at 18 Day St., 49 Dover St., and 123 Orchard St., totaling approximately 97,916 square feet across three pre-war brick apartment buildings. The offering is being exclusively marketed by Nick Jasinski.
According to Matthews, the portfolio represents a fully market-rate multifamily investment opportunity in one of Greater Boston’s most competitive rental markets.
Originally developed by previous generations of the current ownership family more than a century ago, the properties have remained under the same ownership throughout their history.
The apartment mix consists primarily of one-bedroom units, which account for approximately 55% of the portfolio, along with 27% studio apartments and 18% two-bedroom units. About 20% of the units have undergone partial renovations, providing what brokers describe as both stable in-place income and additional value-add potential for future ownership.
