Corderman & Company Begins Construction on Hospitality-Focused Coworking Hub

BOSTON — The Malin, a fast-growing hospitality-driven workspace company, is expanding to Boston’s Seaport District with a new 20,000-square-foot coworking and office space scheduled to open later this year.

Corderman & Company recently announced it was awarded the build-out project for The Malin Seaport, with construction now underway at 111 Harbor Way in the heart of Boston’s Innovation District.

Founded in 2021, The Malin has rapidly expanded its footprint with locations across New York, Texas, Tennessee, and Georgia. The Boston location is part of a broader national growth strategy that also includes planned openings this year in Washington, D.C., San Francisco, and Park City.

The new workspace will occupy the second floor of 111 Harbor Way, beneath Amazon’s 15-story corporate office space and above several retail businesses including Blue Bottle Coffee, Pressed Café, Lakon Paris Patisserie, and Lip Lab.

Designed to cater to entrepreneurs, startups, freelancers, and creative professionals, The Malin Seaport will feature private offices, meeting rooms, flexible desks and workstations, a library, and collaborative work areas. Plans also include a dedicated reception area on the ground floor and an outdoor terrace extending from the second floor.

The company’s concept aims to distinguish itself from traditional coworking spaces through a hospitality-centered approach focused on luxury amenities, service, and thoughtfully designed environments intended to support creativity and productivity. Multiple membership options will allow flexibility for a range of professionals and businesses.

The Seaport location was selected in part because of the neighborhood’s growing reputation as a hub for innovation, technology, and creative industries.

Corderman & Company said its experience across both corporate and hospitality sectors positioned the firm well for the project. The construction team includes Principal Barrie Ferraro, Senior Project Manager Keith Happeny, Assistant Project Manager Riley Baldwin, Superintendent Gerry Andrews, and Laborer Rogerio Konchinski.

The company has previously completed projects for corporate clients including Zipcar, Savills, and Veolia, as well as hospitality-focused developments with Millennium Partners, the St. Regis Residences, Boston Harbor Hotel, and Rowes Wharf Residences.

Project partners for The Malin Seaport include WS Development and architecture and design firm Bergmeyer.

Company officials said the goal is to create a workspace that blends professional functionality with lifestyle-driven design.

“Through these partnerships, Corderman & Company is excited to create a space that is more than just a desk and computer, but rather an inspiring environment tailored to the lifestyle and goals of those who use it,” the company said in a statement.

The project reflects continued investment and office activity in Boston’s Seaport District, where flexible workspace operators and hospitality-inspired office concepts continue to gain traction as companies and professionals seek adaptable and amenity-rich work environments.
