BGO, Seyon Acquire 134,413-Square-Foot Industrial Portfolio in Marlborough

BOSTON — BGO and Boston-based industrial real estate investor and operator Seyon have acquired a two-building industrial portfolio totaling 134,413 square feet in Marlborough, Massachusetts, expanding an existing partnership focused on industrial properties across the Northeast.

The portfolio includes 261 Cedar Hill Street, a 59,404-square-foot building, and 753 Forest Street, a 75,009-square-foot property. Both are single-story, shallow-bay industrial facilities in the I-495 West submarket.

The properties are currently 100% leased, underscoring demand for flexible industrial space in the Greater Boston market. The buildings offer layouts designed to accommodate a range of industrial, technology and advanced-manufacturing tenants.

Combined, the properties feature 17 dock doors, four drive-in doors and 353 parking spaces. Their location in MetroWest’s established technology and advanced-manufacturing corridor provides access to I-495, the Massachusetts Turnpike and the broader Greater Boston workforce and transportation network.

BGO and Seyon plan to make targeted capital improvements throughout the portfolio while taking an active approach to leasing and tenant engagement. Seyon Management will handle day-to-day property management and construction management for the joint venture, extending an existing management relationship between the firms.

The acquisition comes amid continued interest in smaller and mid-sized industrial properties serving logistics, manufacturing and technology users in Greater Boston. The Marlborough assets’ proximity to major highways positions them to serve tenants seeking access to both the region’s customer base and transportation infrastructure.

The transaction also builds on BGO and Seyon’s existing relationship in the region. The firms previously partnered on the Mansfield Portfolio, a seven-property industrial investment acquired in 2021.

BGO is a global real estate investment management advisor and provider of real estate services, with approximately $100 billion in assets under management together with Bell Partners Inc. as of June 30, 2026. Bell Partners was acquired by Sun Life and combined with BGO on July 2, 2026. Seyon, founded in 2017 by Blake and Andrew Iglowski, specializes in small-bay industrial real estate. The vertically integrated company acquires, repositions and operates industrial properties through a value-oriented investment strategy.
