Marcus Partners Secures Over 236,000 SF in New Industrial Leases Across Andover and Bellingham

BOSTON– Marcus Partners has announced the completion of more than 236,000 square feet of new leasing activity across its Metro Boston industrial and logistics portfolio, highlighting continued demand for modern, well-positioned facilities in key regional markets.

In Bellingham, the firm has finalized a full-building lease with New England Appliance Group, an independent retailer cooperative, for 124,000 square feet at 206 Mechanic Street. The transaction brings the recently delivered property to full occupancy.

In Andover, Marcus Partners secured two long-term leases at 4 Executive Place, a 168,000-square-foot facility. Red Thread, a workplace design and integration firm, will occupy 96,000 square feet, while PEAK Events, a New England event equipment provider, has leased 16,000 square feet.

“These leasing outcomes reflect our disciplined approach to delivering industrial assets that meet the needs of today’s tenants,” said Mike Ferrucci, Senior Vice President of Asset Management at Marcus Partners. “By focusing on user requirements and leveraging deep local knowledge, we positioned these facilities to attract leading regional firms and bolster portfolio performance.”

Building on this strong leasing activity, Marcus Partners has also acquired 2 Commerce Drive in Tyngsborough, Massachusetts, where it has begun construction on the first phase of a two-building development totaling 400,000 square feet. The project will feature 125,000 SF and 275,000 SF state-of-the-art logistics facilities, both designed to meet the growing needs of modern industrial users.

The recent transactions and new development underscore Marcus Partners’ strategic focus on delivering efficient, high-quality industrial assets in prime metro locations—further strengthening its footprint across Greater Boston’s competitive logistics market.
