Lingerfelt and Davis Acquire 95 Acres Near Richmond International Airport for New Industrial Development

RICHMOND, VA— In a strategic move to expand industrial capacity in Central Virginia, Lingerfelt and The Davis Companies (Davis) have announced the acquisition of 95 acres in Henrico County for the development of the 7 Hills Distribution Center, a large-scale Class A warehouse and logistics hub.

Situated just south of Richmond International Airport, the fully entitled site will accommodate approximately 820,800 square feet of industrial space across four buildings, designed to meet rising demand for high-quality distribution facilities in the region.

Phase I, set to break ground in late summer 2025, will include major infrastructure improvements—most notably, the extension of 7 Hills Boulevard through the site—and the speculative development of Building 1, a 267,840-square-foot facility expected to be delivered by Fall 2026.

Buildings 2, 3, and 4 will follow in subsequent phases and will offer build-to-suit or pre-lease opportunities, depending on tenant demand and leasing activity.

This venture builds on the recent success of Carmel Church Business Center, a previous Lingerfelt-Davis partnership that delivered 325,500 square feet of Class A industrial space in Caroline County along I-95.
