WOBURN, MA— Ebbrell Architecture + Design (EAD) has completed a new headquarters for longtime client KS Partners at 130 New Boston Street in Woburn, marking a significant milestone in their decade-long partnership. The new space blends functionality, flexibility, and artistic expression—creating what KS calls its “forever home.”
KS Partners, a commercial real estate investment firm, sought a modern workspace that reflects its evolving team needs while maintaining a welcoming, high-performance environment.
“This is the first time we’ve made a former home a forever home,” said Jennifer Carrigan, Vice President and Director of Leasing at KS Partners. “Ebbrell guided us through a process that delivered exactly what we needed – functionality, flexibility, and a welcoming design that supports our people.”
Design Driven by Data and Collaboration
EAD’s approach, centered around space optimization, involved space usage studies, test fits, and strategic programming to inform every design decision. Interior Designer Rachel Molé, LEED AP, highlighted the unique level of involvement from KS’s staff.
“Having employees included in the design process was a nice change because the KS team knows what works best for them,” said Molé. “Their experience in commercial real estate brought valuable insights that shaped the final design.”
Highlights of the New Headquarters
Light-Filled, Collaborative Spaces: A calming slate blue color palette with warm wood accents creates a comfortable yet energizing atmosphere. The design encourages natural light and spontaneous collaboration.
Multi-Functional Amenities: The office features a spacious café-style lounge that doubles as a meeting and gathering area, as well as a fully equipped conference center available to both KS and its tenants.
Art and Aesthetics: Polished concrete floors, exposed ceilings, and wood slat accents complement a curated art collection featuring works by Julian Opie and OS Gemeos, reflecting KS’s commitment to creativity and culture.
Furniture with Purpose: Staff were invited to showroom visits to select furniture that blends style, comfort, and productivity, ensuring everyone had a voice in shaping their workspace.
This latest project is a testament to a trusted relationship that spans over ten years.
