Driscoll Foods Acquires 333,000-Square-Foot Cold Storage Distribution Center in Hudson Valley for $43 Million

WEST COXSACKIE, N.Y. — Driscoll Foods has expanded its Northeast distribution network with the acquisition of Mid-Hudson Logistics Center, a 333,386-square-foot tri-temperature distribution facility in West Coxsackie, New York, in a transaction valued at $43 million.

The property, located at 1 Van Bergen Lane, was sold by Winstanley Enterprises. The transaction was brokered by JLL’s Northeast Industrial team, with Vice Chairman James M. Panczykowski representing the seller.

Driscoll Foods, a family-owned foodservice distributor serving the Northeastern United States since 1971, plans to use the facility to strengthen its distribution operations across the Hudson Valley and portions of New England. The acquisition reflects continued investment in cold chain infrastructure as food distributors seek strategically located facilities capable of supporting growing regional demand.

Situated on approximately 30.7 acres within an established industrial park in Greene County, Mid-Hudson Logistics Center is designed to support a wide range of temperature-sensitive logistics operations. The facility includes ambient, refrigerated and freezer storage, with nearly 110,000 square feet of temperature-controlled warehouse space. Additional features include 61 dock-high loading doors, 29-foot clear ceiling heights and direct access to major Northeast transportation corridors.

“The sale of Mid-Hudson Logistics Center underscores the continued demand for strategically located industrial assets with cold storage capabilities throughout the Northeast,” said James M. Panczykowski, Vice Chairman of JLL’s Northeast Industrial Region. “The property’s combination of modern infrastructure, significant recent capital investment and access to key population centers made it an attractive opportunity for an expanding food distribution operator like Driscoll Foods.”

Winstanley Enterprises acquired the property in August 2024 and completed significant capital improvements to modernize the facility and enhance its operational capabilities. The building had previously served as a regional distribution center for a major grocery retailer.

The property’s location provides convenient regional access, sitting approximately 2.5 miles from Interstate 87 and 18 miles from Interstate 90. From its Hudson Valley location, the facility can reach an estimated 47 million consumers within a four-hour drive, including major metropolitan markets stretching from Boston to Philadelphia.

The transaction highlights continued investor and occupier demand for modern industrial facilities with specialized cold storage capabilities, a segment that has remained resilient as food distribution, grocery logistics and temperature-controlled supply chains continue to expand across the Northeast.
