BOSTON — SOVE, a new food and beverage concept featuring Japanese and Korean offerings, is planning to open in Boston’s Theatre District after signing a 10-year commercial lease with The Hamilton Company for 1,100 square feet at 62 Boylston St.
The space formerly housed a Starbucks location. The lease began August 13, and construction is expected to begin soon, with an opening targeted for early 2027.
SOVE will offer specialty coffee, Japanese rice balls known as onigiri, premium Korean teas and ceremonial-grade matcha. The concept is designed to combine elements of Tokyo and Seoul in a contemporary setting.
The space will also feature a curated selection of work by emerging artists. SOVE describes its concept with the motto, “A Bite of Tokyo. A Sip of Seoul. A Moment of Calm.”
“Our lease agreement with SOVE brings an emerging new presence to Downtown Boston,” said Jameson Brown, Chairman and CEO of The Hamilton Company. “SOVE will not only bring an incredible new dining experience to the Theatre District but will enable patrons to sample Japanese and Korean culture in the area.”
The new location will add another food and beverage option to the Theatre District, an area that attracts visitors for theaters, restaurants and other entertainment venues.
Carol Rash, The Hamilton Company’s Director of Commercial Property & Asset Management, represented the landlord in the lease. Chris DiGuiseppe, Director of Leasing for Realty Partners Northeast, represented SOVE.

The Hamilton Company is the owner and manager of 62 Boylston St. SOVE’s planned opening will follow the completion of renovations to the 1,100-square-foot space.
