Newly Built Quincy Apartment Building Sells for $13.5 Million

QUINCY, Mass. — The Willard, a newly constructed 30-unit multifamily property in Quincy, has sold for $13.5 million, according to Marcus & Millichap.

The 36,202-square-foot apartment building, located at 510 Willard St. in South Quincy, was built in 2025 on a 0.63-acre site. The property was fully occupied when the sale closed.

Evan Griffith and Tony Pepdjonovic, senior managing directors in Marcus & Millichap’s Boston office, exclusively marketed the property for the seller.

“The Willard is a newly constructed boutique luxury apartment building that offers investors a high-quality, turnkey asset featuring modern finishes, spacious floor plans, quartz countertops, in-unit laundry, and separately metered utilities including water,” Griffith said.

The property includes 24 two-bedroom and six three-bedroom apartments. Amenities include a rooftop deck, electric-vehicle charging stations and additional storage facilities.

The Willard is located near Interstate 93, providing access to Boston and surrounding communities. The property is also near Granite Links Golf Course, Blue Hills Reservation and South Shore Plaza.

Pepdjonovic said the sale reflects continued investor interest in newer multifamily properties in locations with access to transportation and local amenities.

“We continue to see investors target high-quality locations with strong fundamentals,” he said.

South Quincy is approximately nine miles south of downtown Boston, positioning the property within the broader South Shore rental market while maintaining access to the city and major employment centers.
