MIDDLEBOROUGH, Mass. — CBRE and VMD Companies have secured two new commitments totaling 180,000 square feet at The Campus at Canopy Drive, a 700,000-square-foot industrial development currently underway in Middleborough.
The deals mark early leasing momentum for the master-planned industrial park, which is being positioned to support a mix of high-tech manufacturing, distribution, and warehousing users. CBRE serves as the exclusive leasing agent for the project, with a team led by Rob Byrne overseeing the campaign on behalf of VMD Companies.
The first transaction involves REXA, which has acquired the Lot 2 parcel to develop a 110,000-square-foot manufacturing facility. The second commitment comes from Indus, which plans to build a 70,000-square-foot facility on Lot 4 along with seven acres of outdoor industrial storage. Indus specializes in pavement and bridge preservation services and partners with roadway infrastructure providers.
“We are very excited to bring this new industrial space to the market,” Byrne said, citing strong early interest from companies seeking flexible, mid-sized industrial space. He added that the site’s location and surrounding cost-of-living advantages make it particularly attractive for employers and workers alike.
The Campus at Canopy Drive is located just minutes from Interstate 495, offering direct access to major regional markets, including Greater Boston and Providence. Developers say the site is designed to accommodate a range of users, from small businesses to larger regional operators, with flexible building configurations and zoning.
According to Phil Down, the early leasing activity reflects both the strength of the location and the project’s strategic planning. “In a challenging macro environment, the leasing momentum validates the quality of the site and our team’s disciplined execution,” Down said.
Looking ahead, VMD Companies plans to break ground on Lot 1 in summer 2026, with approximately 240,000 square feet of speculative industrial space planned across two buildings. These structures are expected to accommodate tenants ranging from 20,000 to 120,000 square feet.
Initial site work, including land clearing and construction of primary access roads, has already been completed. Future phases will expand infrastructure to additional parcels, including Lot 3, a 12.1-acre site that remains available for development.
With its scale, location, and early tenant commitments, The Campus at Canopy Drive is emerging as a significant addition to the region’s industrial real estate pipeline.
