BOSTON — Boston closed out 2025 as the seventh-largest coworking market in the United States, underscoring the region’s continued appetite for flexible office space, according to CoworkingCafe’s newly released Q4 2025 U.S. Coworking Industry Report, powered by proprietary data from Yardi.
The report shows Boston ended the fourth quarter with 265 coworking spaces, following a 6% quarter-over-quarter increase and a robust 26% year-over-year expansion, placing the city among the fastest-growing major coworking markets nationwide. Nationally, coworking inventory continued to rise through year-end, reaching 8,854 locations across the U.S.
Boston’s coworking footprint also expanded rapidly. Total allocated flexible office space climbed to 6.09 million square feet in Q4 2025, ranking sixth nationally. This represents an 8% increase quarter-over-quarter and 24% growth year-over-year, highlighting sustained demand for larger, high-quality flex office hubs.
Coworking locations in Boston are also among the largest in the country. The average space size reached 22,978 square feet, ranking sixth nationally and well above the U.S. average of 18,003 square feet, according to Yardi data. While average size rose 2% from the previous quarter, it declined slightly on an annual basis, reflecting ongoing portfolio optimization.
Flexible office space now accounts for 2.2% of Boston’s total office inventory, matching the national average and signaling the sector’s growing role in the city’s overall office ecosystem.
Market Leaders and Pricing Trends
Regus continues to dominate Boston’s coworking landscape with 41 locations, followed by Industrious and Workbar with 10 locations each. LocalWorks and Synergy Suites are close behind, tied at nine locations apiece, illustrating a mix of national and strong regional operators.
Pricing in Boston skews toward the higher end across nearly all membership types. Virtual office memberships rose to $172 per month, up $13 quarter-over-quarter and above the $159 national median. Meeting rooms averaged $50 per hour, slightly higher than the $45 national median, while day passes held steady at $45 per day, matching the U.S. average. Monthly coworking memberships remained unchanged at $235 per month, exceeding the $220 national median and placing Boston among the most expensive coworking markets alongside Los Angeles, San Francisco, Seattle, Miami, and parts of New Jersey.
National Coworking Snapshot
At the national level, Yardi data shows the total U.S. coworking footprint expanded 4.7% quarter-over-quarter to 159.4 million square feet in Q4 2025. The number of coworking spaces grew 5% quarter-over-quarter, adding 434 net new locations during the quarter. Year-over-year, coworking footprint increased 16.5%, while total inventory rose 15%, bringing coworking’s share of U.S. office space to 2.2% by the end of 2025.
Regus remains the clear national leader with nearly 1,200 U.S. locations, followed by HQ (354), Industrious (176), and Spaces (170).
