BOSTON— Sixty apartment communities managed by WinnResidential have been recognized with the Grace Hill Excellence Award for outstanding resident satisfaction in 2025, the company announced.
The award, presented by Grace Hill, is based on anonymous resident surveys and highlights properties that exceed national benchmarks for tenant experience. According to the company, all 60 communities outperformed the national average established by the Kingsley Index, a widely used dataset in the multifamily housing industry.
“I am very proud of the management and maintenance teams at these award-winning communities. Their hard work and passion earned high marks from residents in 2025 – not an easy feat in a deteriorating economic climate,” said Patrick Appleby, president of WinnResidential. “We have used Grace Hill to run annual surveys for a decade now because we care about the living experience at our properties and welcome resident insights to strengthen our performance.”
The recognized communities span 10 states and Washington, D.C., and include a mix of market-rate, mixed-income, and affordable housing properties managed on behalf of both private and nonprofit owners, as well as WinnCompanies itself.
Massachusetts led all regions, with 42 communities across the state earning scores above the national benchmark. Additional high-performing properties were located in Connecticut, New Hampshire, Maryland, New Jersey, New York, North Carolina, Pennsylvania, Rhode Island, Virginia, and the District of Columbia.
More than 3,080 residents participated in the 2025 survey, providing feedback on categories including service quality, maintenance, communication, overall experience, and value for rent.

Grace Hill’s Kingsley Index draws on more than 35 years of data from over 7.3 million residents, serving as a key benchmark for property performance across the multifamily housing sector.
The recognition underscores WinnResidential’s continued focus on resident experience, as property managers face increasing challenges related to affordability, maintenance costs, and evolving tenant expectations.
