WALTHAM, MA– Vantage Builders, Inc., a general contracting and construction firm based in Waltham, Mass., announced that it completed a headquarters expansion build-out for fast-growing Halloran Consulting Group at 266 Summer Street in Boston. The management consulting firm tripled its physical space at the Seaport District location after just a year of occupancy.
Vantage, which successfully completed the build-out of Halloran’s initial eighth floor office, was retained again to completely renovate and build out the fifth and seventh floors. Halloran, a management consulting company for the life science industry, was recently named by Inc. Magazine as one of the fastest growing companies in the U.S. and one of the top 10 fastest growing women-led businesses in Boston. Justin Dziama of Avison Young’s Boston office represented Halloran in leasing the space.

The 6,200-square-foot project began with complete demolition work, quietly conducted by Vantage so as not to cause disruption to Halloran or the building’s other tenants. A series of new offices were built along the outside perimeter to take advantage of the natural lighting provided by the large windows. The center section of the floor features numerous workstations, creating a very open work environment. The workstations are divided by freestanding glass and fabric partitions from DIRTT, featuring built-in electronic and networking connections.
The design and buildout reflect the energetic atmosphere of Halloran’s workplace, and display the company’s care and interest in its employees. A section of the floor has a bag toss game, with boards decked out in the Halloran logo, to allow employees to take a quick, and possibly competitive, break. Wide walkways provide room for the firm’s other preferred mode of transportation: a small fleet of Micro Scooters. A designated area is set aside for employees to store their bikes used for commuting to and from work. A mothers’ room offers a private, dedicated area for nursing mothers.
Taking advantage of the open brick-and-beam construction of the Seaport District building, spiral ductwork was installed, providing some aesthetic appeal to the base building systems. Vibrant new paint, upgraded LED lighting and new glass sidelights create a bright environment throughout the space. New flooring, including high-end carpeting and luxury vinyl tiling, is installed throughout.

Vantage was hired for the project by building ownership, Bill and Gary Vanderweil, and followed plans from architects Fusion Design. Strategic Workspaces furnished the space including seating, conference room furniture, and workstations. Landmark Real Estate Advisors and Property Works Advisory Group provided project management and advisory services to Halloran.
