New fitness, healthcare and healthy dining concepts strengthen the amenity mix in The Fenway, Back Bay and South Boston.
BOSTON — Samuels & Associates is expanding its health and wellness offerings across its Boston real estate portfolio, adding fitness studios, healthcare providers and healthy dining concepts to properties in The Fenway, Back Bay and South Boston.
The Fenway is seeing the largest concentration of new businesses, including Equinox, which plans to open a showroom concept at 401 Park Drive in February. The full-service fitness club will offer group fitness classes, personal training and other wellness services.
SweatHouz is also scheduled to open in early 2027, bringing private contrast therapy suites featuring infrared saunas, cold plunges and vitamin C showers to the neighborhood. The new businesses will join existing fitness operators, including The Handle Bar, Orangetheory Fitness and [solidcore].
The neighborhood’s dining options are also expanding, with Pressed Cafe and Just Salad building out new locations expected to open in the first quarter of 2027. Both will add convenient food options for residents, employees and visitors.
Healthcare services have also become part of the growing mix. One Medical recently opened a primary care practice offering in-person and technology-enabled services, while Tend Dental has introduced a hospitality-focused approach to dental care.
“Fitness and wellness have become a cornerstone of our retail portfolio,” said Rachael Diharce, vice president of retail leasing at Samuels & Associates. She said consumers increasingly consider spending on health an essential part of their monthly budgets, influencing how the company leases and develops its neighborhoods.
Diharce added that providing access to wellness services, healthy dining and varied fitness options helps residents, workers and visitors incorporate healthier routines into their daily lives.
The expansion extends beyond The Fenway. At Lyrik Back Bay, Brooks Running opened a flagship store in October, with Pilates Addiction expected to join the tenant mix in 2027.
In South Boston, South Standard continues to build its fitness and wellness offerings. Southie Studios will include CorePower Yoga, Aura Nail Bar and Club Pilates, with another wellness tenant expected to be announced later this fall.
