Roche to Triple Innovation Center at Harvard’s Enterprise Research Campus in Major Expansion at One Milestone

BOSTON–Roche is significantly expanding its research footprint at One Milestone, the flagship life science building under development at Harvard’s Enterprise Research Campus (ERC) in Boston’s Allston neighborhood, marking a major commitment to one of the region’s most anticipated new mixed-use developments.

Tishman Speyer and Breakthrough Properties announced that Roche will more than triple the size of its planned Roche Genentech Innovation Center at One Milestone, increasing its footprint from 30,000 square feet to 100,000 square feet. The expansion will be delivered in phases beginning in mid-2026.

The Innovation Center will serve as Roche’s hub for cardiovascular, renal, and metabolism (CVRM) discovery, while also supporting research in artificial intelligence and data science aimed at accelerating drug discovery and development. Roche originally announced plans for the center in March 2025, describing it as a joint hub for Roche and its Genentech division and outlining long-term growth potential of up to 500 employees.

Dan Belldegrun, CEO of Breakthrough Properties, said the project aligns directly with the firm’s mission to foster collaboration between industry and academia.

Breakthrough Properties—a joint venture of Tishman Speyer and Bellco Capital—is currently in advanced stages of construction on One Milestone, which is designed as the ERC’s premier life science environment. The two-building complex will accommodate a range of users, from large global biopharma companies to early-stage startups through StudioLabs, Breakthrough’s turnkey, lab-equipped spaces for high-growth life science firms.

Designed by Henning Larsen and Studio Gang, One Milestone emphasizes collaboration through shared workspaces, a Jay Wright–designed fitness center, and a double-height conference facility. The project sits adjacent to Harvard Business School, Harvard’s Science and Engineering Complex, the Kempner Institute for the Study of Natural and Artificial Intelligence, and Harvard’s Innovation Labs, positioning it as a central hub for academic-industry partnerships.

Construction on the first phase of the Enterprise Research Campus began in 2023 through a collaboration between Tishman Speyer, Breakthrough Properties, and the Harvard Allston Land Company. The broader ERC is envisioned as a mixed-use campus integrating life science research, residential, hospitality, retail, and public open space.

Several elements of the campus are already coming online. Verra, a 343-unit residential community, has begun welcoming residents and is approximately 60 percent leased within months of opening. The David Rubenstein Treehouse, Harvard’s university-wide conference center, opened in late October and is hosting events ranging from small meetings to conferences of up to 755 people.

Hospitality and retail components are also taking shape. The 246-room Atlas Hotel is now accepting reservations ahead of its winter 2026 opening and will feature two dining concepts by Pearl & Law Hospitality, including Ama at The Atlas as the signature restaurant, along with a rooftop restaurant and bar. The Harvard Cooperative Society will also open a retail location within the hotel, which will include more than 2,000 square feet of meeting and event space.

In total, the Enterprise Research Campus will include approximately 40,000 square feet of street-level retail, restaurants, cafés, and a daycare center operated by Little Sprouts. These uses will surround two acres of public open space anchored by Allstonway, a new pedestrian corridor designed to connect the Allston neighborhood to the Charles River and host year-round programming.

With Roche’s expanded commitment at One Milestone, developers say the Enterprise Research Campus is quickly emerging as a leading destination for life science innovation, collaboration, and discovery in Greater Boston.
