Northeast Private Client Group Facilitates $10.43 Million Sale of 79-Unit Multifamily Portfolio in West Haven

WEST HAVEN, Conn. — Northeast Private Client Group® (NPCG) has announced the $10.428 million sale of the Elm Street Portfolio, a 79-unit multifamily portfolio comprising five properties in West Haven, Connecticut.

The transaction was announced by the firm on September 2, 2026. NPCG represented the seller and procured the buyer in the transaction.

Managing Director Brad Balletto, Vice President, Investments Rich Edwards and Vice President, Investments Jeff Wright represented the seller and were responsible for procuring the buyer.

The Elm Street Portfolio consists of five multifamily properties located at 131-135 Elm Street, 136-144 Elm Street, 137-141 Elm Street, 145-149 Elm Street, and 187 Elm Street/2-10 Fourth Avenue in West Haven.

Together, the properties comprise 79 residential units, giving the buyer a sizable multifamily footprint in one of New Haven County’s established residential markets.

The portfolio’s location was a key component of the investment opportunity. West Haven offers convenient access to downtown New Haven as well as major employment corridors along the Connecticut shoreline. The area’s established residential base and access to employment centers contribute to demand for rental housing.

According to NPCG, the Elm Street Portfolio provides the buyer with a significant multifamily presence in the West Haven market, where rental demand remains strong. The properties’ proximity to New Haven also gives residents access to the city’s employment, educational, retail and cultural amenities while maintaining a presence in a separate shoreline community.

At the $10.428 million purchase price, the transaction represents an average value of approximately $132,000 per unit across the 79-unit portfolio.

The sale adds to multifamily investment activity in Connecticut, where investors continue to seek rental properties in established communities with access to major employment centers and transportation networks.

For the buyer, acquiring the five-property portfolio provides an opportunity to establish or expand a presence in West Haven’s multifamily market through a group of properties concentrated within the Elm Street and Fourth Avenue area. The portfolio structure also provides exposure to multiple buildings and residential units within the same broader market.

For the seller, NPCG’s investment sales team managed both the representation of the seller and the procurement of the buyer. Balletto, Edwards and Wright worked on the transaction through its completion.

The $10.428 million sale demonstrates continued investor interest in multifamily housing across New Haven County, particularly assets located near established employment corridors and urban centers.
