BROOKLINE, MA — A seven-story residential building with 103 apartments is being proposed for a surface parking lot in the heart of Coolidge Corner, according to the Boston Business Journal.
As reported by BBJ, the project would rise at 26 Pleasant St., a 0.6-acre site located one block off Beacon Street and two blocks from Harvard Street — two of the neighborhood’s primary corridors. The property has long operated as a surface parking lot.
The developer, Nordblom Co., is proposing a seven-story building featuring a mix of studio to three-bedroom apartments. Planned amenities include a fitness area, a community room with an outdoor patio, and dedicated work-from-home office spaces designed to accommodate evolving residential needs.
However, the project faces key zoning hurdles. According to BBJ, the proposal requires approval from Brookline Town Meeting, the town’s legislative body. A zoning change would establish a new residential overlay district covering Pleasant Street, allowing the development to move forward.
Town Meeting is scheduled for May 26, and the warrant — the list of items to be voted on — was finalized this week, BBJ reported.
Even if Town Meeting approves the rezoning, the development would still require a special permit from the Brookline Planning Board.
Nordblom, a Massachusetts-based developer and property manager, has an established presence in the region. Its portfolio includes the Southline development in Dorchester and the 3rd Ave. retail district in Burlington, according to BBJ.
The proposal reflects continued pressure to add housing in transit-served, amenity-rich neighborhoods such as Coolidge Corner, where demand for residential units remains strong despite broader shifts in the commercial real estate market.
Further details are expected as the proposal advances toward Town Meeting consideration in May.
