Newmark Brokers 47,500-Square-Foot Lease for Fourth Power at 44 Middlesex Advanced Manufacturing Campus

Bedford, MA— Newmark announced it has arranged a 47,500-square-foot lease for Fourth Power, an energy sustainability and grid resilience company, at 44 Middlesex, a newly delivered 147,000-square-foot advanced manufacturing campus in Bedford, Massachusetts. The lease highlights strong tenant demand for purpose-built, advanced manufacturing and cGMP-capable facilities in Greater Boston’s innovation ecosystem.

The lease transaction was facilitated by Newmark’s Torin Taylor, Rich Ruggiero, Matt Adams, Tyler McGrail, and Rory Walsh, representing landlords Camber Development and Wheelock Street Capital. Rob Glor and Michael Goodwin of Rise73 represented Fourth Power.

Fourth Power, a spinout from MIT, develops long-duration thermal energy storage systems and is backed by Munich Re Ventures, DCVC, and Breakthrough Energy Ventures, founded by Bill Gates. The company anticipates moving into the Bedford space in summer 2026.

The 44 Middlesex campus features a 147,000-square-foot industrial building designed for advanced manufacturing, biomanufacturing, and R&D. Core and shell construction on Building 1 is complete, offering 100,000 square feet immediately available, while an adjacent site allows for a 147,000-square-foot build-to-suit expansion. The property provides heavy infrastructure, high power capacity, and flexible floorplates, meeting the needs of scale-driven manufacturing users.

Located off Middlesex Turnpike with immediate access to Route 3 and I-95, 44 Middlesex sits at the heart of a thriving life science and advanced manufacturing cluster, just minutes from Burlington, Lexington, Hanscom Airfield, and approximately 20 miles from downtown Boston.
