Investment firm expands Southern New Hampshire presence with acquisition of Class A warehouse and distribution facility.
SALEM, N.H. — Marcus Partners has acquired 6 Industrial Way, a 155,000-square-foot warehouse and distribution property in Salem, New Hampshire, marking the real estate investment firm’s first industrial investment in the state.
The Boston-based real estate investment, management and development firm acquired the property through an off-market transaction as it continues to expand its presence in Southern New Hampshire, a region it identified as a key growth market.
The acquisition comes as demand continues to grow for industrial space driven by distribution, advanced manufacturing and defense technology companies.
“As we follow durable sector trends tied to supply chain and logistics network modernization, advanced manufacturing, and defense technology, 6 Industrial enhances our Greater Boston portfolio and increases our presence in the growing Southern New Hampshire economy,” said Chris Legocki, managing director, investments at Marcus Partners. “The acquisition is one of only a few true Class A availabilities in the broader competitive set that offers functional, subdivisible space with direct I-93 access.”
Built in 2023, the property is located approximately 0.8 miles from Interstate 93 and about six minutes from the Massachusetts border. The Class A industrial facility features a 40-foot clear height, 3,000 amps of power, an ESFR sprinkler system, and up to 28 dock-high doors. The property sits on a 16.4-acre site with highway visibility.
The facility is partially leased to a Southern New Hampshire-based defense contractor. The remaining available space will be marketed by CBRE.
Marcus Partners said the acquisition strengthens its Greater Boston-area industrial portfolio and supports its strategy of investing in markets with strong demand from logistics, manufacturing and technology-related users.
