BOSTON–Joseph Maguire, who began his career with the MIT commercial real estate portfolio in the 1980s with the development of University Park, and later had a huge impact on the commercial real estate in Kendall Square while at Alexandria Real Estate Equities, will be honored with the 2024 Lifetime Achievement Award by the Boston Real Estate Times.

Mr. Maguire’s work as MIT Investment Company Director continued with his role in the acquisitions and redevelopments of numerous properties near and around the MIT campus including Technology Square, 640 Memorial Drive, properties in Cambridgeport and the Osborn Triangle. Binney St in Cambridge with approximately 3 million square feet of properties has been fully transformed with Biotech, pharmaceutical companies, offices apartments and retail.
Mr. Maguire told Boston Real Estate Times that the Lifetime Achievement Award came with a great deal of pleasure as he was nominated by his colleagues.
“I had the pleasure to work with these colleagues at Alexandria Real Estate, Massachusetts Institute of Technology and MITIMco. My success in developing millions of square feet in Kendall Square was made possible by working with these colleagues along, Michelle Lower, Andy Reinach and Tom Andrews,” said Mr. Maguire. “A special place goes to the Kendall Square neighborhood residents, many Cambridge City Councilors, State representatives, several Mayors, and members of the Cambridge Planning Board.
We also had great architecture teams from David Manfredi of Elkus Manfredi, Al Spagnolo’s firm SGA and Frank Valdes of DiMella Schaffer.”
Mr. Maguire said that the single most important person that mentored him was Phillip A Trussell of MIT.
In 2004, Mr. Maguire transitioned to Alexandria Real Estate Equities where his focus turned to the northern edge of Kendall Square at Binney Street, where he and his team developed over one million square feet of commercial office, lab and residential buildings.
Mr. Maguire’s interest and work in sustainability initiatives includes state-of-the-art energy conservation components in his development projects. In addition, along with city staff and other developers, Mr. Maguire was an original member of the energy committee that developed the Cambridge Building Energy Use Disclosure Ordinance.
Mr. Maguire developed and fostered relationships with city staff, business owners and residents of the Kendall neighborhoods over his almost 40 years in Kendall Square.
Mr. Maguire remains a beloved advocate for quality development and inspires those he has mentored along the way.
