JK Equities Breaks Ground on Blackstone Distribution Center in Pawtucket, Marking Rhode Island’s First Urban Spec Industrial Project

Pawtucket, RI —JK Equities has officially broken ground on the Blackstone Distribution Center, a 160,000-square-foot Class A industrial development at 1 Moshassuck Street in Pawtucket.

Represented by JLL, this milestone marks Rhode Island’s first urban speculative industrial project, delivering new logistics-ready space to a critical location just minutes from downtown Providence and Interstate 95.

With demand rising for modern distribution and manufacturing space across southern New England, the project brings state-of-the-art features designed to support last-mile logistics and e-commerce operations. The facility will include:

  • 32-foot clear heights

  • 25 loading docks and 28 trailer stalls

  • More than 100 car parking spaces

  • Motion-sensor LED lighting

  • ±50,000 to 160,000 square feet of divisible space

  • ESFR sprinkler system

  • One acre of outdoor storage and ample truck maneuvering space

  • A new dedicated truck access lane connecting to Main Street

Construction is underway, with key milestones including foundation completion by December 2025, roof and enclosure by April 2026, and substantial completion by August 2026.

New England Construction is the general contractor, with CI Design as architect and DiPrete Engineering providing civil engineering services.
