Laconia, NH — CBRE announced the listing for sale of the Lakes Region Facility, a 216.9-acre parcel owned by the State of New Hampshire in the City of Laconia and Belknap County.  The Lakes Region Facility is an attractive opportunity because of its proximity to a number of amenities and tourist destinations.  The City of Laconia is the commercial center and southern gateway to New Hampshire’s Lakes Region for visitors who spend more than $600 million per year.  Paugas Bay (connected to Lake Winnipesaukee, the largest lake in New Hampshire) is less than three miles from the entrance to the Lakes Region Facility. It is adjacent to Ahern State Park, a popular 128-acre park on the shore of Lake Winnisquam, and approximately one mile from Laconia Country Club.  Gunstock Ski and Mountain Resort is located six miles from the property and contains 48 ski trails and is serviced by seven lifts.  The New Hampshire International Speedway, with a seating capacity of more than 100,000 and host to the only NASCAR event in New England, is just 14 miles from the Lakes Region Facility.  The Lakes Region Facility is located between Lake Winnisquam and Opechee Bay and is subdivided into two (2) tax parcels, both of which have frontage along the north side of NH Route 106.  It was first developed in 1903 as the New Hampshire School for the Feeble-Minded (later known as the Laconia State School) before eventually being repurposed as a temporary correctional facility from 1991 to 2009.  Since 2009, the property has remained mostly vacant except for the State e911 and regional fire aid dispatch call centers operating out of the Dwinell building.“The Lakes Region Facility is an exciting opportunity for Laconia’s economy,” said Andy Hoar, CBRE’s President of Greater Boston.  Troudy Vaughan and Mark Bezold of CBRE’s Public Institutions and Education Solutions (PIES) practice group have partnered with Roger Dieker from the Boulos Company to market the property.  Proposals will be accepted by CBRE on behalf of the State of New Hampshire.
