Sticks Investment Group acquires fully leased, 13-tenant property in an off-market deal, marking its first investment in Southern New Hampshire.

BOSTON–Hunneman has facilitated the acquisition of a 46,869-square-foot small-bay industrial property at 4 Bud Way in Nashua, New Hampshire, on behalf of Boston-based Sticks Investment Group. The property, previously owned by JP Irvine LLC, was acquired through an off-market transaction and was fully leased to 13 tenants at the time of sale.

The acquisition marks Sticks Investment Group’s first transaction in Southern New Hampshire. The real estate investment firm specializes in acquiring, owning and operating industrial properties throughout New England, with a particular focus on small-bay and light industrial assets.

Hunneman supported the transaction through its brokerage, capital markets and property management services. Tyler Ewing identified and facilitated the off-market opportunity, Andrew Kaeyer arranged financing for the purchase, and Jay Burns and Hunneman’s property management team will oversee the asset’s management.

“We are thrilled to have represented Sticks Investment Group on the acquisition of 4 Bud Way in Nashua,” said Ewing of Hunneman. He praised the investor’s professionalism, communication and flexibility throughout the transaction and said the firm looks forward to working with Sticks on future acquisitions as it expands its footprint.

The 3.72-acre property attracted interest for its location, tenant roster and multi-tenant industrial configuration. Situated directly off the highway and adjacent to the airport, the property offers access to major roadways and is near retail services, fitness centers, hotels and restaurants, all within approximately half a mile of Exit 7 on Route 3.

The property’s full occupancy and 13-tenant configuration were key factors in the acquisition. Small-bay industrial properties have continued to attract investor attention amid demand for functional industrial space and limited availability of this type of product in many markets.

Hunneman’s involvement will extend beyond the closing, with its property management team overseeing the asset as Sticks implements its investment strategy.

“Working with Sticks Investment Group throughout their acquisition and due diligence period helped lay the foundation for a smooth transition into property management of the asset,” said Burns of Hunneman. “We look forward to building a long-term relationship with Sticks and assisting them in executing their business plan for 4 Bud Way.”

Kaeyer said the transaction demonstrated the breadth of Hunneman’s services, from identifying an off-market acquisition opportunity to arranging financing and managing the property following the sale.

Ewing represented Sticks Investment Group in the transaction, while Andrew Robbins of Colliers in Portsmouth, New Hampshire, represented the seller.

The acquisition expands Sticks Investment Group’s presence in New England’s industrial real estate market and establishes a foothold in Southern New Hampshire through a fully occupied property serving multiple tenants.
