NASHUA, NH — In a significant downtown real estate transaction, Prolman Realty, Inc. has announced the sale of 219–221 Main Street in the heart of Nashua. Lisa Ferrari and Mark Prolman of Prolman Realty represented the seller, P&P 221 Main, LLC, and also assisted the buyer, Gate City, LLC, in completing the $2.05 million deal.
The property includes two distinct parcels: the iconic 221 Main Street building and the historic diner at 219 Main Street.
221 Main Street is a three-story, approximately 24,000-square-foot commercial property prominently situated in Nashua’s downtown core. Anchored by NBT Bank, the building is just steps from City Hall, the Nashua Center for the Arts, and a vibrant mix of retail, dining, and cultural destinations. The buyer, Gate City, LLC, will occupy roughly 3,570 square feet of street-level retail space for Corporate Tools, a national provider of corporate filing services and software. The remaining space will be made available for lease.
Adjacent to the main building, 219 Main Street is a 1,700-square-foot Worcester Lunch Car diner, manufactured in 1927. With nearly a century of continuous operation under various names — including the Main Street Diner, Sardy’s, Bosse’s, and most recently Joanne’s Kitchen — the diner is a nostalgic fixture in Nashua’s urban fabric.
“The sale of 219–221 Main Street represents both a preservation of Nashua’s rich history and an investment in its economic future,” said Mark Prolman. “We’re excited to see Corporate Tools expand into this central location and continue the tradition of vitality on Main Street.”
According to records from the Hillsborough County Registry of Deeds, the property was sold for $2,050,000.
