Behavioral health provider resumes patient care in a permanent sixth-floor space at 1101 Beacon Street following a turnkey medical office build-out.

BROOKLINE, Mass. — The Hamilton Company has completed construction of a new permanent medical office for Lumin Health at 1101 Beacon Street in Brookline, allowing the psychiatrist-led behavioral health provider to resume operations in its sixth-floor space in October.

The completed facility marks the conclusion of a transition during which Lumin Health continued seeing patients in a temporary 3,300-square-foot space on the building’s fourth floor while the landlord oversaw construction of the permanent medical office above.

“We are pleased to have finished construction on Lumin Health’s new location at 1101 Beacon Street,” said Jameson Brown, chairman and CEO of The Hamilton Company. “We’re confident the new space will be beneficial for their operations and patients for many years to come.”

Founded in 2021, Lumin Health provides insurance-covered esketamine (Spravato) and ketamine-based treatments for treatment-resistant depression and related conditions. The organization is led by psychiatrists and operates locations in Brookline, Newton, Cambridge and Woburn, Massachusetts, as well as Bethesda, Maryland.

The new Brookline facility was designed to support Lumin Health’s clinical operations and patient experience. Aakash Sathappan, MD, site medical director for Lumin Health Brookline, said the partnership with The Hamilton Company enabled the practice to maintain continuity of care throughout the construction period.

“The Hamilton Company was a great partner throughout this transition, and our team was able to continue seeing patients at 1101 Beacon Street while our permanent home was being built above us,” Sathappan said. “The finished space is beautiful and reflects our approach to care, which is clinically rigorous, comfortable, and designed around the patient experience.”

The project involved a turnkey medical office build-out, with The Hamilton Company overseeing improvements to prepare the sixth-floor space for the provider’s long-term use.

The lease negotiations involved Josh Kulak of CBRE, who represented Lumin Health as tenant, and Peter Bean of Hunneman, who represented The Hamilton Company as landlord.

Martinkovic Milford Architects served as project architect for the landlord, incorporating design input on behalf of the tenant. CBC Construction was retained as general contractor for the improvements.

The completed facility underscores the role of specialized medical office space in supporting behavioral health providers as they expand and establish permanent clinical locations. For Lumin Health, the move to the sixth floor provides a dedicated home for its Brookline operations while maintaining its presence at 1101 Beacon Street.
