BOSTON— Atlantic Capital Partners announced the $9.0 million sale of the former Showcase Cinema property at 73 Mazzeo Drive in Randolph, a high-profile site with strong redevelopment potential just south of Boston.
The property spans approximately 112,265 square feet across a 13.48-acre parcel and is strategically located near the interchange of Interstate 93 and Route 24, about 15 miles from downtown Boston. Long considered a super-regional destination, the site has historically benefited from its accessibility and proximity to major population centers.
The transaction was led by Atlantic Capital Partners’ team, including Justin Smith, Head of Capital Markets; David Smookler, Partner; Peter Considine, Partner; Danielle Turpin, Senior Associate; and Matt Austin, Senior Analyst. The firm exclusively represented the seller and procured the buyer.
Originally opened in 1997, the three-level theater featured 16 screens and seating for more than 2,200 guests, making it one of the region’s premier cinema destinations for decades. According to David Smookler, the Randolph location was among the most productive sites in the seller’s New England portfolio during its peak years.
With its large footprint and established infrastructure, the property offers significant flexibility for future use. Positioned along Route 139, a major commercial corridor, the site is well-suited for a variety of redevelopment opportunities, ranging from retail and entertainment to mixed-use or other commercial applications.
Justin Smith noted that the combination of strong infrastructure and access to communities south of Boston gives the new ownership multiple pathways forward. While re-leasing the theater to another cinema operator remains an option, he emphasized that the site’s scale and location make it equally attractive for a broader reimagining.
