Davis Secures 56,000-SF Lease Agreement with Cambridge Health Alliance at One Cabot Road in Medford, MA, and Completes Build-Out of New Medical Office Space

BOSTON– The Davis Companies announced that it has secured a long-term lease agreement with Cambridge Health Alliance (CHA) for medical office space at One Cabot Road in Medford, MA, and has successfully completed the build-out of the new facility. The new office will consolidate all services currently offered at CHA’s Assembly Square location in Somerville, MA.

CHA, a leading health system known for delivering innovative, accessible, and equitable care to communities across Boston’s Metro-North region, has signed a 15-year lease to occupy 56,000 square feet on the building’s second floor. The space will support CHA’s expanding patient network and house both medical offices and ancillary support services. The new office is expected to open in June 2025.

Located just two and a half miles from Kendall Square, One Cabot Road is a premier, multi-use building on the banks of the Malden River. The property offers immediate access to the MBTA Orange Line, Interstate 93, Route 16, Route 28, and Logan Airport, as well as nearby neighborhoods throughout Greater Boston and Cambridge. The location is surrounded by a range of amenities including high-quality restaurants, hotels, and retail centers. Current tenants include InkBit, a 3-D printing company utilizing the space for research and development.

Through significant investment in repositioning the building, Davis has transformed One Cabot Road into a modern facility equipped with a full-service café offering catering services, a fitness center with locker rooms and showers, indoor bike storage and bike loan program, covered parking, on-site property management, and security and concierge personnel. The building also provides complimentary private shuttle service to the Wellington T Station on the MBTA Orange Line and the Commuter Rail.

In addition to the CHA lease, three suites remain available at One Cabot Road. Two suites—measuring 16,270 RSF and 6,116 RSF—are shell and core spaces that can be customized for research and development, advanced manufacturing, electronic lab, or life science lab use. The third suite offers 27,979 RSF of fully built-out, furnished spec laboratory space, comprised of 60% lab and 40% office.

Designed to meet the needs of a wide range of users—including laboratory, R&D, electronic lab, technology, light manufacturing, and medical office tenants—One Cabot Road features state-of-the-art infrastructure. Highlights include nearly 14-foot ceilings, high floor load capacity, robust power and electrical capabilities, chemical storage rooms, three emergency backup generators, freight loading capabilities with two loading bays, and an 8,000-pound freight elevator.
