7,500-square-foot amenity space is among several high-profile projects underway in Boston’s newest landmark development
BOSTON — As work continues on one of Boston’s most anticipated mixed-use developments, Corderman & Company has completed construction of a new two-floor health and wellness center at South Station Tower, adding a luxury fitness amenity designed to serve tenants of the city’s newest skyscraper.
The 7,500-square-foot facility spans the ninth and 10th floors of the tower and represents one of five distinct interior projects currently being delivered by the Boston-based construction management firm within the development. In addition to the wellness center, Corderman is overseeing completion of the building’s Marketplace, Signature Bar, Living Room and Great Room amenity spaces, all expected to be finished this summer.
Designed to blend hospitality, wellness and high-end design, the new fitness center features a sophisticated reception area, expansive workout spaces, a dedicated studio for classes and personal training sessions, premium locker rooms and saunas, and state-of-the-art exercise equipment distributed throughout the two levels.
A dramatic interconnecting staircase serves as the centerpiece of the facility, linking the floors while enhancing the sense of openness created by floor-to-ceiling windows and soaring interior finishes.
According to project officials, every aspect of the space was designed with the user experience in mind, creating an environment that feels more akin to a luxury wellness retreat than a traditional office building gym.
“The goal was to create a space that seamlessly integrates wellness, comfort and performance,” project representatives said. “Every design element contributes to an elevated experience for building tenants.”
The completion of the fitness center marks another milestone in the ongoing transformation of South Station Tower, a project that is reshaping Boston’s downtown skyline and introducing a new generation of premium office, residential and hospitality spaces adjacent to the city’s busiest transportation hub.
The project team included Corderman Principal David Corderman; Superintendent Steve Mendes; Assistant Project Managers Emily Thornton and Tyler Corderman; Laborer Pat Casey; Director of Field Operations Dave MacNeil; and the company’s in-house Corderman Carpentry division, which provided custom craftsmanship and finish work throughout the space.
Many members of the team previously collaborated on another notable fitness project: the buildout of the new Rowes Wharf Health Club, completed last year.
The South Station project adds to Corderman’s growing portfolio of fitness and amenity spaces throughout Greater Boston. The company has previously completed construction management assignments for multiple Equinox locations, a fitness center and studio at 290 Congress Street for BXP, and amenity and wellness facilities at One Financial Center and 99 High Street.
For the South Station wellness center, Corderman worked closely with developer Hines, architecture firm Visnick & Caulfield and engineering consultant Cosentini Associates.
While Corderman’s relationship with Visnick & Caulfield stretches back more than two decades, the firm’s partnership with Hines is more recent. In 2023, Corderman completed the Hines Leasing Gallery, located directly across from South Station Tower, which showcased potential office and residential interiors for prospective tenants.
The latest project further strengthens that relationship while highlighting the growing importance of wellness-focused amenities in modern commercial real estate.
As employers continue seeking ways to attract tenants and employees back to office environments, developers are increasingly investing in hospitality-inspired spaces that support health, wellness and work-life balance. The South Station health and wellness center reflects that trend, offering tenants a premium amenity designed to rival standalone fitness clubs.
With several additional amenity spaces nearing completion, Corderman’s work is helping shape the tenant experience within a development widely regarded as one of Boston’s most significant construction projects in recent years.
For Corderman, the fitness center represents more than another successful buildout. It is a showcase of how thoughtful design, craftsmanship and collaboration can transform a traditional workplace amenity into a destination experience.
