WESTBOROUGH, Mass.— Investcorp, a global investment firm headquartered in Manama, Bahrain, has acquired five industrial properties in Westborough and Franklin, Massachusetts, for a combined $42.7 million, according to a report by Worcester Business Journal (WBJ).

In an article published October 9, WBJ reported that Investcorp purchased the properties from entities managed by Boston-based Longpoint Realty Partners, with the transactions recorded in local registries of deeds. The purchases formed part of a larger portfolio sale that also included properties in Randolph and Woburn, Massachusetts.

The five Central Massachusetts properties comprise three industrial sites in Westborough and two in Franklin, adding to Investcorp’s existing holdings in the region.

Founded in 1982, Investcorp is a global investment company with approximately $64 billion in assets under management, according to WBJ. In addition to real estate, the firm invests in private equity and credit management. Its existing Central Massachusetts holdings include a Sterling warehouse used by the Wachusett Chip brand and two other industrial properties in Franklin.

Three Westborough properties sell for $24.6 million

The three Westborough properties changed hands for a combined $24.6 million, according to WBJ.

The largest is 45 Oak St., which contains a 71,026-square-foot industrial building. Tenants at the property include Nakshatra Weddings & Banquets and New England Spas, according to Google Maps listings cited in the report. Westborough property records put the site’s 2026 assessed value at $8.08 million.

The other two properties are located at 23 and 25 Bridle Lane. The site at 23 Bridle Lane contains a 27,561-square-foot warehouse, while 25 Bridle Lane houses a 24,300-square-foot industrial building.

Sika Emseal, a manufacturer of expansion joints and sealants, has a presence at both Bridle Lane properties. The two sites had a combined 2026 assessed value of $4.72 million, WBJ reported.

Franklin acquisitions include two industrial warehouses

The remaining two properties are located in Franklin.

At 10 Liberty Way, the property comprises a 54,583-square-foot industrial warehouse. It received a 2026 assessed value of $6.19 million, with tenants including trade show exhibit company The Taylor Group and Walden Liberty Solar, according to WBJ.

The second Franklin property, at 120 Constitution Blvd., contains a 29,859-square-foot industrial warehouse. The building was listed as available for lease by commercial real estate services firm JLL and had a 2026 assessed value of $3.67 million.

The acquisition strengthens Investcorp’s presence in the Franklin industrial market, where the company already owns two other industrial properties.

Longpoint sells portfolio after acquiring properties in 2021 and 2022

Longpoint Realty Partners had acquired the five Central Massachusetts properties for a combined $35.05 million in 2021 and 2022, according to WBJ.

The Boston-based real estate private equity firm focuses on industrial properties and neighbourhood shopping centres, particularly assets it believes can benefit from repositioning or operational improvements.

The reported $42.7 million sale price represents an increase of approximately $7.65 million over Longpoint’s combined acquisition cost. However, that difference does not account for any capital improvements, operating costs, transaction expenses or other factors that may affect the seller’s overall investment returns.

Chicago-headquartered Cushman & Wakefield served as the listing brokerage firm for the transactions, according to CoStar, as cited by WBJ.

The deal highlights continued investor activity in the Central Massachusetts industrial property market, with established warehouse and industrial assets attracting capital from both domestic and international real estate investors.
