Boston Dynamics Signs 320,000-Square-Foot Lease at Waltham’s Reservoir Place

WALTHAM, Mass. — Boston Dynamics plans a major expansion of its Massachusetts operations after signing a long-term lease for approximately 320,000 square feet at Reservoir Place in Waltham, according to an announcement from BXP.

The lease covers a substantial portion of the 530,000-square-foot office property at 1601 Trapelo Road and represents one of the largest office transactions in Greater Boston this year tied to the innovation and technology sector.

As part of the expansion, Boston Dynamics intends to invest approximately $100 million in the development of a robotics and artificial intelligence center at Reservoir Place. The company also expects to create up to 1,250 new jobs by 2033.

“Boston Dynamics is one of the world’s most innovative robotics companies and a cornerstone of Massachusetts’ leadership in advanced technology,” said Bryan Koop, Executive Vice President for BXP’s Boston region. “Their decision to establish a long-term home at Reservoir Place underscores the appeal of BXP’s Urban Edge campus and our ability to provide workplace environments that support innovation, talent attraction, and growth.”

Boston Dynamics, known globally for its work in mobile robotics, plans to consolidate and expand a number of operations at the new facility, including manufacturing, research and development, training, and artificial intelligence functions that are currently spread across multiple locations.

The company expects to begin relocating employees and operations to Reservoir Place in phases starting in mid-2027.

“Boston Dynamics has called Waltham home for many years, and this expansion is a reflection of how fast our industry is moving,” said Amanda McMaster, interim CEO of Boston Dynamics. “The investment gives our team the space and resources we need to launch our third robot platform this decade. We will continue recruiting and hiring excellent talent to lead this emerging industry and meaningfully contribute to the greater Boston business community.”

Reservoir Place is located directly across Route 128 from Boston Dynamics’ current headquarters, allowing the company to expand while maintaining its presence in Waltham and the broader Massachusetts technology ecosystem.

Company officials said the project reflects a collaborative effort involving Boston Dynamics, the City of Waltham, and the Commonwealth of Massachusetts aimed at retaining and growing one of the state’s leading technology companies.

BXP has owned and operated Reservoir Place since 1998. The property is part of the company’s Urban Edge portfolio, a mixed-use campus spanning more than five million square feet across Waltham, Weston, and Lexington. The campus includes office space, housing, retail and dining venues, hotels, fitness facilities, and open-space amenities.

The transaction further strengthens Reservoir Place’s role as a hub for technology and innovation companies in Massachusetts and highlights continued demand for modern workplace environments designed to support collaboration, talent recruitment, and long-term growth.

The planned expansion is expected to reinforce Greater Boston’s position as a center for robotics and artificial intelligence research, development, and manufacturing while bringing significant economic investment and job creation to the region.
