Atlantic Capital Partners Sells Milford Square Shopping Center for $8 Million

BOSTON — Atlantic Capital Partners has announced the $8 million sale of Milford Square, a 50,326-square-foot neighborhood shopping center in Milford strategically located along Interstate 495.

Atlantic Capital Partners exclusively represented the seller in the transaction. The brokerage team included Justin Smith, Head of Capital Markets; Chris Peterson, Executive Vice President; Danielle Turpin, Senior Associate; and Matt Ericson, Associate.

Located on Route 140 just south of Milford’s primary commercial district, the center serves as a retail hub connecting the Boston, Worcester, and Providence metropolitan markets. The property includes approximately 270 feet of frontage along South Main Street and benefits from direct access to Interstate 495, one of Massachusetts’ busiest highways.

Milford Square is anchored by one of Massachusetts’ newest Massachusetts Registry of Motor Vehicles service centers, which officials said generates consistent daily traffic for the shopping center. The RMV location is the only one within a 20-mile radius and serves as a primary service center for the Worcester region.

Justin Smith said the property’s location and tenant composition contributed to strong investor interest.

“As one of the most prominent signalized intersections in the trade area, the shopping center has continuously attracted service-oriented retailers, providing future ownership with durable long-term cash flow,” Smith said in a statement.

The center’s tenant mix is focused largely on service-oriented and necessity-based businesses, helping support repeat customer traffic from the surrounding community.

Matt Ericson said the property’s position on the southern side of the market creates a distinct neighborhood retail dynamic.

“Tenants benefit from strong Route 140 visibility and I-495 access while serving a loyal, repeat customer base of the surrounding area,” Ericson said.

Atlantic Capital Partners said Milford Square’s accessibility, traffic exposure, and stable tenancy continue to make it an attractive investment within the suburban retail market.
