190,000-SF Distribution Center in Manchester, CT Sells for $12 Million

BOSTON— JLL Capital Markets has announced the $12 million sale and acquisition financing of a 190,646-square-foot Class A distribution facility at 100 Sanrico Drive in Manchester, Connecticut.

JLL represented the seller, SkyREM, in the transaction, with the property acquired by B&D Holdings. Buyer representation was handled by Sentry Commercial and Silver Edge Real Estate. JLL also secured a fixed-rate, five-year acquisition loan through Ameritas on behalf of the new owner.

Situated on 10.01 acres within the Manchester Industrial Park, the fully leased property features 45-foot clear heights, 24 loading positions, and 40-by-65-foot column spacing. The distribution center provides direct access to major regional arteries including I-84, I-91, and Route 44, supporting efficient logistics and delivery throughout the Northeast.

Restivo was joined on the Investment Sales team by Director David Coffman and Analyst Ali Howard. The JLL Capital Markets Debt Advisory team included Senior Director Max Custer, Managing Directors Amy Lousararian and Thomas E. Didio, Jr., and Analyst Christian Badalamenti.

Located in Hartford County, the property offers access to over 41 million people within a four-hour drive, all while maintaining a significantly lower cost basis than nearby metro markets like Boston, New York, and New Jersey.
